Three Tips To Make An Attractive Property Purchase Offer

The demand for homes has remained strong despite the recent price surge. This situation makes it challenging for many prospective homeowners to have their own houses because there are so many offers on a single property. Therefore, if you wish that you purchase your dream home, your offer should stand out to attract the owner to sell their property to you.

The simplest approach to make your bid more appealing to owners is to increase your offer if you’re missing out again on residences. However, engaging in a bidding war or negotiating a deal above the asking price could result in spending more than anticipated. It might even be impossible to win if you cannot obtain bigger mortgage loans in time.

Here we are with three alternative methods to increase your chances of winning a deal if you do not wish or can’t afford to boost your offer any further. So, you can attempt any of these strategies to increase the likelihood that your offer will be accepted without a price increase. Let’s move on to know them.

1. Consider Your Inspection Contingency Carefully

The majority of people make a house inspection a condition of their offer. It is called a home inspection contingency. If it turns out that there are numerous expensive problems with the house that need to be corrected, you can use this contingency clause to either back out of the deal or renegotiate it. Therefore, you must never bypass this contingency because doing so could result in you having a money pit.

However, if you want to make your bid more alluring, you may request an inspection while also indicating that you’ll proceed with the purchase without demanding the owner to do any fixes unless any issues found would cost no more than $10,000 or $20,000 to rectify.

You could reassure the seller that you won’t try to renegotiate the agreement after they’ve accepted the original offer. You need to do it by stating in writing that you will only withdraw if the inspection reveals significant flaws. It will help if you remember that you are not waiving a home inspection contingency but using it strategically for your benefit.

Additionally, buyers have a predetermined amount of time to finish the inspections or propose their own timeframe to the seller. Reducing the anticipated inspection timescale could boost your chances of winning the purchase bid.

2. Pay in Cash or Acquire Pre-Approval for a Loan

Not many can afford to buy a house outright and make cash payments. However, you may have an advantage over other non-cash offers. It simply informs the owner that your proposal is not on pending mortgage loans. In these circumstances, the seller will not have to be concerned about the purchase falling through.

Make sure you are pre-approved for a house loan if you cannot pay in cash outright. Pre-approval demonstrates to the sellers that you are serious about the acquisition and will probably be able to obtain a loan to cover it. You also will be able to close the deal more quickly. However, if you can’t get financing pre-approved, all-cash offers are significantly more competitive in winning a bidding war.

3. Be Flexible About the Deadlines

Flexibility is important to make your deal stand out among others. It can help your offer differentiate itself from others if you are flexible from the day you take possession of the property. Though some homeowners need to transfer immediately, others might require additional time to select their ideal new home. So, you can offer to allow the homeowner not to give possession of the property unless they are ready. These homeowners might choose your offer over others if you agree to close on their timeframe.

Final Words

These three tips can help you win a property bidding war. Sellers are always looking for buyers who can be flexible and offer them something at a fair price that others don’t. You must ensure that the asking price is reasonable because none of these strategies will likely result in you getting the house if others are willing to pay thousands more than you are.

However, if you’re making a fair bid, one or more of these strategies could be the key to getting the owner to accept your proposal over other comparable ones currently on the table. Just be vigilant and negotiate wisely, or hire a good real estate agent to help you get the purchasing deal close efficiently.
