Repairs To Make Before Putting House on the Market

In recent years, sellers have been unlikely to lose transactions due to minor repair issues. Get repair estimates for any major problems that need renovation before putting your house on the market, especially if you intend to sell it soon.

Before listing, you should complete minor repairs, such as landscaping and maintenance tasks. These repairs will include painting, garbage removal, and gutter cleaning.

Keep an eye out for the issues on this list or any others you may have missed that are most likely to deter potential buyers from making an offer. Depending on the market, an old roof, termite damage, a moldy or leaking basement, or a window-unit air conditioner could be deal-breakers. 

Ultimately, focusing on the list will ensure a fast sale and, more importantly, high prices. Also, it will make your property more attractive to local purchasers.

Ways to Market Your House When It Needs a Lot of Work

You can repair major deal-breakers like aging roofs and filthy basements. These options are available to you if you can’t afford to correct a problem yet must solve it if you want to sell the property:

  1. Consult with local contractors: Get an idea of the cost of the repairs. As required by law, proceed with the sale as planned. Hire a local contractor, for inspection, without the buyer addressing the concerns or lowering the sale price if that’s possible.
  2. Give Price To Potential buyers: Buyers should be aware of your price. All you need to do is raise their offers over the cost of repairs.

It’s never a good idea to price your home in such a bad state. Homes deemed fixer-uppers tend to be passed over and/or scare away buyers. If your house requires repairs, work with a professional and fix as much as you can before listing it. You would be surprised how much even simple changes and fixes will raise the value of your home.

Selling a home isn’t easy, but if you set realistic expectations and work with an experienced agent, you’ll have a much easier time selecting the most significant repairs that will benefit your sale.
