You might think that your dream of becoming a homeowner is unattainable with a low credit score, but that is not true.

Some solutions boost your chances, and mortgage loans can help you achieve your goals even if you have bad credit. Here is what you need to know to obtain a mortgage with a low credit score.

What does it take to purchase a home with low credit?

It is possible to purchase a property even with low credit. However, getting a mortgage loan with low credit will cost you more because mortgage interest rates increase as your credit score decreases.

Even a seemingly insignificant difference in your mortgage interest rate will cost you tens of thousands of dollars throughout your loan. Therefore, the standard mortgage interest rate is 4.22% for borrowers with credit scores between 620 and 639.

The asking price for a home in the U.S is around $370,000, so if you put 20% down and take out a 30-year fixed-rate loan with a high credit score, your interest payments would total about $145,000. On the other hand, if your credit score were lower, you would end up paying nearly $227,000 in interest throughout the loan.

Even though purchasing a home with a low credit score is feasible, it would be in your best interest to raise your credit score before applying for a mortgage. Doing this can help you avoid paying thousands of dollars in interest throughout the loan.

What credit rating is considered poor?

Credit score differs from lender to lender. However, the range below gives an idea of what a lender considers a fair or great credit score.

850 to 800 – Great

799 to 740 – Excellent

739 to 670 – Perfect

669 to 580 – Fair

579 to 300 – Poor

The minimum credit score needed for a mortgage varies depending on the type of loan and the lender. No matter the situation, getting a mortgage with a fair credit score is possible.

What are the chances of getting a mortgage?

Your mortgage alternatives may be limited if you have a low credit score, which usually makes your mortgage application less solid.

However, it is still possible to be approved for a home loan. You just have to improve other parts of your loan application to increase your chances of acceptance. Other improvements are:

– Debt-to-income ratio (DTI)

Lenders will look at your DTI to ensure that you can afford your mortgage payments. If you can settle some of your bills or get a raise before applying, your financial status will appeal more to lenders.

– Your initial deposit

A bigger down payment will strengthen your loan application because you risk more of your own money.

– Your cashflow/income streams

If you can prove to your lender that you have a regular income, at least for the years you have to pay, your application will appear less hazardous to them.

– Your home choice

Finding a home you can afford rather than one that strains your budget each month will increase your chances of getting your mortgage approved. There is every possibility for you to upgrade once you have increased your equity and improved your credit.

– Your mortgage loan choices

Carry out thorough research on various lenders, their requirements, and interest rates. Then go ahead to pick which would work best for you.

However, there are still ways to achieve your dream of owning a housing property with various lenders.

Government guaranteed loans

Anyone with bad credit can frequently get a loan issued by the government. These loans are often approved and provided by lenders, but the government still backs them. These mortgages have less stringent credit score criteria since they offer less of a risk to lenders.

Homebuyer special programs

Habitat for Humanity and the Neighborhood Assistance Corporation of America (NACA) are two of the more well-known homebuyer programs. These initiatives aim to assist qualifying first-time homebuyers and people with incomes within specific ranges and help people achieve their dream through a loan.

Now that you’re aware of your chances of fulfilling your desire to buy your home with a low credit score, you can consult a real estate agent or a mortgage adviser to guide you to quicken and shorten the mortgage process.
